Campark Resorts offers limited full-hookup winter sites for snowbirds, travelling professionals, and experienced RVers looking for a temporary seasonal base close to Niagara Falls.
These stays are not traditional winter camping, but a practical option for guests who can manage their own winter setup. Guests should be prepared to maintain their own water, sewer, propane, heat, and snow removal needs during their stay.
With maintained winter road access, site monitoring, and a peaceful off-season campground environment, Campark provides a quiet seasonal option for those who are comfortable with rural winter RV living.

This Is Not Traditional Winter Camping
Our winter sites are intended for self-sufficient RVs and guests who require minimal campground services.
What We Offer
- Full hookup winter sites for stays 2 weeks up to 90 days
- Ltd number of 50amp power and water and sewer services on a pull through site for big rigs.
- Ltd number of 30amp power and water and sewer services on a back in for smaller rigs
- Snow plowing frequently when needed
- Road access maintained all winter
- Household garbage dumpster (no large dumping)
- Site monitoring (management lives on site)
What We Do Not Offer
- Washrooms/showers
- Mail acceptance (including packages)
- Laundry
- Office services (we are closed for the winter, reachable by email).
- Emergency thawing services
- Propane delivery
- Mobile RV repair (we can get you a guy)
- Pump-out service
- Guaranteed snow-free sites during storms




Important Details
Self-Contained Requirements
This is probably the most important to be aware of:
- RV must be winterized and capable of winter occupancy
- Heated water hose required.
- Sewer connections must be freeze-protected
- Camper is responsible for frozen pipes
- Camper must maintain adequate heat via PROPANE – electric heat will be metered and you will be charged for KWs used plus a service fee to read the meter
- Camper responsible for snow removal around RV
- Generators not permitted
- Temporary skirting is HIGHLY recommended
This may be a good fit if:
- You have experience winter camping
- You are self-sufficient
- You can manage your own water and waste systems
- You are comfortable in rural winter conditions
This may not be a good fit if:
- This is your first winter RV experience
- You require campground amenities
- You need daily campground support
- Your RV is not designed for freezing temperatures
Rates (all rates plus HST):
- Water, Sewer 30amp Back in sites – these are suitable for up to 25 ft RVs
- 2 week Stay : $700
- Monthly stay : $1017.70
- Water, Sewer, 50amp pull through sites – these are suitable for big rigs and up to 60ft
- 2 week Stay : $775
- Monthly stay : $1168.14
- There will be a 2 week minimum commitment and maximum of 90 days*
(* some sites may be available upon approval for up to 180 days)
Winter RV Sites for Self-Contained RVs
Ideal for snowbirds, travelling professionals, and experienced RVers seeking a quiet seasonal base in the Niagara Region.
Campark Resorts is a seasonal recreational campground and is not a residential mobile home park, apartment complex, or residential rental property.
All sites are provided under a revocable licence to occupy for recreational and temporary accommodation purposes only. No landlord-tenant relationship is created by this agreement, and no right of exclusive possession is granted.
Guests acknowledge that the campground site is intended solely for temporary occupancy associated with recreational use, travel, seasonal accommodation, or temporary work assignments.
The Guest agrees that they shall not represent the campground site as their permanent residence and shall not take any action intended to establish tenancy rights under any provincial or federal legislation. All regular rules of the park must be followed.
